The Rome Seagulls attic is located in Rome's iconic district, the Spanish Steps.
The right photo, taken directly from Google Map "Street View", shows the palace with the penthouse, which is the highest of the district, and which projects from the hill with the Borghese Gardens into Rome's centre.
The penthouse and its terraces are thus high observation points nestled above Rome's historical centre, which enables terrific views of all Rome (please also look the 2D aerials phtos and the 3D maps to understand this!).
The photo also shows that the palace is nestled between the Spanish Steps (precisely, just after Shelley and Keats memorial house!) and the tiny-chich square called Piazza Mignanelli, where you find the famous label designer studio of Valentino, and also the Spanish Embassy to the Holy See, giving the name to the entire area.

On the left side of the photo you can see the base of the column on top of which there is a statue of St. Mary. Every year on Dec. 8, the Immaculate Conception Day for the Catholic Church, every Pope prays at the base of the column, and leaves a crown of flowers which is hoisted to the statue.
Naturally, the palace and the penthouse are exactly where you find the smartest streets of this world-acclaimed district: Via dei Condotti, Via Frattina, Via della Croce, Via del Babuino etc. It is also at short walking distance from the Trevi Fountain.

The right photo, taken from a neighbouring palace, shows the back part of the palace which includes the penthouse, and also the palace where, among many illustrious owners, you notably find the atelier of Valentino, perhaps the greatest of all Italian fashion designers.
As you can clearly see, from there also steps leading to Piazza Trinita' dei Monti. These steps are called "Salita Mignanelli" (Mignanelli climb). They are a little steeper than the Spanish Steps, yet these steps lead exactly to the same place, the square Piazza Trinita' dei Monti, on top of the Spanish Steps (thus leading also to the Borghese Gardens).
The Mignanelli Steps is thus one of Rome's centre hidden or off-the-beaten-track sights. They are less iconic than the Spanish Steps, and still they have charm and character. As you climb them, you find the entrance to many offices of Italian fashion designers, of Italian jewel designers, and of artist coiffeurs (hair dressers).
